Shall I buy a flat at Willesden Green?

I am thinking of buying a flat at Willesden Green(London). It is 15 minutes walk from the tube station. The flat is spacious, it has 2 bedrooms, a lot of storage room and a garden. The price is 270.000 GBP. It needs some refurbishment but not major things. I have 2 questions:

- What do you think of the price for Willesden Green area?

- What do you think of Willesden area? Is it safe? Is it an area where the prices will grow?

- Shall I go ahead and buy the flat?

I would appreciate any advice.

  2. This question begs another question.

    Why on earth would you want to live in Willesden Green - it is a dump.

    High crime rates

    High drugs rates

    Murder and assault rates high

    Next to Brixton and Harlesden this is one of the worst places I could think of to live in.

    Do some proper research on the area and then see how bad it is

    In case you were wondering - I used to live there and the answer to your question is a big  NO.

    Consider moving further out - the money you would save on the purchase would more than compensate you for the extra travel to work.

    I now live in Peterborough and the journey to London is about 1 1/2 hours - I bought a 3 bed detached house for just over £140,000.

    Not saying you need to move this far up - but the figures don't lie - better area, lower crime rate, countryside all around.

  3. Willesden green is a very run down area and also looks rough, I would steer clear of it, I cant see the prices rising.

  4. I'd never live up there. Even as a guy in his 20's, it can be scary walking down the street in the middle of the afternoon - believe me!

    It's quite rough in parts.

    And the price.. I'm not an expert, but I think given the current housing market, you can probably do a bit better than that for the area it's in!

  6. I know Willesden Green (and Brent, its borough) quite well.

    It has a strong Irish community, and is a Lib Dem borugh.

    Its not central London, and is in a pleasanrt borough, so crime rates are quite low.
