Shared extension flat roof leaking

My neighbour and I both have extensions at the back of our houses. We have a shared flat roof.

They have just been round to say that it is leaking their side and are going to contact a roofer. If it can be patched, then all well and good, but if it has to be replaced, will it all have to be replaced, and if so, am I liable for the cost of half, even though my part is in good condition?

  1. The answer can be quite complicated depending on what the roofer finds to be wrong.  Even if your neighbour's side of the roof needs to be replaced, it can be done without replacing yours.  They'll need to cut the roofing material on the boundary and seal it.

    You need to consider whether it would be a good opportunity to replace your roof.  Felted roofs tend to have a life span of about 20 years.  It would be cheaper to have yours replaced at the same time as your neighbour does theirs.

    If you are firmly of the opinion that your roof it fine for the foreseeable future, but your neighbour decides to replace his half, he can't force you to have your side done.


  2. You will have to share the cost, but the roof should not have been done as a joint venture in the first place.  May I suggest that when it is replaced it is done as two separate identities. It only needs a separating membrane down the roof.

  3. it is what is known as a shared roof,same as a party wall,you are both liable,which means the bill is split between the two of you,

  4. insurance companies estimate the standard life of a flat roof as 15 years.. if it has had no works done to it & it is older than this the insurers may not cover for it.. inevitably it could cost you money as doing half a roof is impractical.. after all how do you really know if it is in good condition or not?

  6. I know alot anout this, I live in a row house. I'm sure alot of people dont know what that is but all the houses on the block are connected. Anyway whatever you share with your neighbor you are both liable for.......Sorry

  7. Your part might not be leaking now but if his is yours will be. Go ahead and replace your  part.
