Should I Add Closet To Room To Increase Value of Home?

I currently have a home in Atlanta, GA that I am wanting to put on the market soon and with the current market conditions, I am wanting to get as much as possible. The room in question is 10x12 with windows, however it is lacking a closet. Should I try to add a small closet (knowing I will lose floor space) so that it can appraise for a 3br/2ba or leave it as is and have it appraise for a 2br/2ba w/office?

leave it-whoever buys the house will want to make their own changes, and you might be costing them more.

cost more to do than you think leave as it is as future buyer may not like or want a closet

It all depends on the layout of the home regardless of what the RE listing says or Lisa La Porta says (LOL, that's an HGTV reference).

However the key is that if you do it than do it inexpensively. If you can't frame it out yourself, or rock it yourself, at least learn how to Spackle and do that yourself. That part is easy and time consuming so at least spackling it may be a savings.

Just keep in mind that as a bedroom it really may not add value simply because of location or floor plan even if the listing has it down as a bedroom. It may get more Realtors out to see it initially but if the bedroom doesn't make sense they won't be back with clients. On the other hand with the right layout it might add value.

Also know that having an extra bedroom vs office will impact property taxes so... think about your market. Do you need the extra bedroom?

That is one tiny tiny room. It does not really hold too much appeal for a bedroom with a child with a lot of toys. I say leave as an office.

Put your money into bathrooms, kitchen, etc. - those are the money rooms.

a room is not considered a bedroom (nor can you list it as a bedroom when selling) unless it has a closet...so yes.
