Should I buy a home warranty???

I am buying a home with cash-a 20+ yr old home . It does need some repairs- The real estate agent keeps trying to push me into a home warranty ? Should I and do they really fix things like heaters and septic systems roofs leaks and electric like they claim?? The company is AHS

  1. A home warranty isn't going to cover items that already have known problems.

    $1,200 dollar frig cause the old one's frost free component stopped

  3. The average consumer will NOT benefit from their warranty more than they pay into it, otherwise they would be out of business. Read the terms of the warranty VERY carefully before considering one.

  4.           A 20+ year old home should have a warranty. AND YOUR AGENT SHOULD MAKE IT PAYABLE THROUGH YOUR SELLER.

               Curiously, I had an AHS warranty and an issue arose. I was originally denied coverage...  complained loudly and they made a repair that would have cost me several times the premium amount. I would consider purchasing another of their warranties. BUT, I might first read 'CONSUMER REPORTS' and see if another company comes up highly rated.

  5. Be careful if he is pushing a specific company, as he may be getting a hefty commission.

    Read any warranty contract VERY carefully. Some exclude scads of things.

  6. If there are known repairs then the warranty isn't going to cover them. There are so many warranty companies out there -- go to your local escrow company and pick up some brochures. Talk to a HW company that will do an inspection before they will cover it. Then you'll get a feel for what they will truly repair or replace if can't fix.
