  1. This is a buyers' market and you will find the best price if you are patient and work with a real estate professional that can show you properties that are bank-owned.  There are many of them available now! There are programs for first-time buyers and banks want to lend you money if you meet their guidelines for credit history, downpayment, and debt to income. Work with a reputable mortgage broker or talk with the banks directly to find out what programs they have available.
