Question:

Should I buy the home I just fell in love with or keep looking because it is too soon?

I decided to buy a house about two months ago, and I enlisted a real estate agent to help me find a home. I have looked at 9 houses within a 2 day period, and I love the 8th one I saw. It's only been on the market for 3 days and it is a little above what I was looking to pay. I am going to look at a few more houses in the upcoming days. They have already turned down an offer at the house I really like because it was too low and they did not counter. I want to lowball a little bit since it is expensive, but I don't want to be turned away completely. Should I keep looking because it's too soon, or should I try to commit to the house that I really like. Also, should I offer a bigger deposit with my low offer and maybe write a letter to win them over?

I have found 3 other houses recently through my own research that I really liked, and they each sold before I even had a chance to consider them. So, this is the 4th house that I have truly found appealing.

I have found from experience that if you really like the house, go for it.  Ask for advice from the agent on what price to offer.  Explain that you really want the house but it is a little too much for you.  I am sure he/she will have experience with this and will know what to offer without turning the sellers away completely.  Good luck!!

Ask the Realtor if the seller's have purchased another home (if they have they may be flexible).  Looks like they may be pretty firm.  Being a Realtor for many years I think that...What the sellers will be looking for are 1.  How quickly can you close?  Quicker the better 2.  How much do you plan to put down (20% is minimum for a "good" deal)   3.  Do you have to sell anything?  No is best answer  4. Offer close to asking with small opening for counter.  ex. If they come down 5 you come up 5 to meet in the middle.   Good luck!!

  11. Don't offer more than you can afford. Fall in love with the deal, not the house.

  12. try not to buy a big house because than its too hard too clean.

    And especially if your a working.

    If you dont have kids than a 3 apt house is perfect.

    And you should keep looking.

    After all, Its currently a buyer's market :)

  15. Keep looking and make your realtor work! Let her know your strategy and when you're turned away, have her ask, what kind of bid would you consider?  If they stick to the origional price she should then ask what they're going to throw in with the house, like the curtains, or the throw rug, shower curtains, or maybe they can put ceiling fans in the rooms.  You know stuff like that.  That will help add value to the home and if you're going to pay more than what you planned, you may as will get more for your buck.  But remember the realtor is getting a % - so put them to work.  

  16. You lose nothing by making the offer you are comfortable with.  Make sure you can afford the offer you make, and don't go higher than that.  The worst they can say is "no".  If they do say "no", put your same offer in again 2 weeks later.  Repeat this every 2 weeks until they either accept or someone else buys the house.  As time goes by, sellers get more motivated.

  18. Just keep on looking. What happens is that you'll find another house which you think again is what you like wouldn't that be frustrating then when you get to find that it has a better deal than the one you just choose.

  19. Just because there are a lot of houses on the market right now doesn't mean you will find another one you love.  Buy it.

  20. Of course you have to like your home but you shouldn't be too emotional on such a large purchase (or any purchase for that matter - that just plays into the hands of the marketers and sellers).

  21. if your inlove with it go for it.  its the house you want, and that way you wont need to look for another one later down the road.

  22. Buy what you love you'll feel comfortable living there!
