So I found a short sale home I want to put an offer in; I know how much I want to bid, how much of closing costs I want to pay, and I will be pre-approved from a VA loan this week - should I get a realtor???

  1. It doesn't cost you anything, they write your contract, and will give you an idea of what's selling at what price.  What's stopping you?

  2. Yes you should.  But be prepared for a long wait to get an answer on an attempted short sale.  You should be aware that most short sale attempts do not succeed.

  3. On most short sales, the loan is $400,000 and the asking price is $250,000.  That is what gets buyers (you) so excited.  Wow, what a deal.  The problem is that the bank did not approve this $250,000 price.  The seller is using you and your offer to bring the bank to the "bargaining table".

You are being fooled and foolish.  Run for the hills.  There are a million houses for sale. Get one.  /

  4. Yes!! Quickly, there is a mountain of paper work and the Realtor®  will take care of it for you at no cost to you.  Buyers agents are paid commission by the seller.
