Should I invest in West Texas Land?

We have been selling land in West Texas for a number of years now. When I first started buying land in West Texas, land was much cheaper back even 5 years ago. Land values have gone up because many people are finding out that you can get alot of land for not much money. You do need to ask the seller questions as far as access, utilities and building codes. Most of the land that is so cheap is just what it is. Raw, undeveloped high desert land with wild grass and sage running across it. So realize you aren't buying land in Palm Springs, California.

   There will be FSBO(For Sale By Owners), Realtors and Real Estate Companies that will only offer West Texas land at cash prices. However, there are other companies that offer both cash and owner financing offers. Make sure you look over all companies before deciding on which vehicle will work for you.

   In my opinion, land is never a bad investment and is a great long term investment. Just do your homework, ask questions, and realize that you aren't buying developed land and that is why the price is right.
