Should I log my property before I sell it?

I have an estimated $20k in large timber on my property. There will be no timber cut within 100' of the house or yard. All timber is easily accessed off of long driveway or road built to cell tower site, also located on property. Will logging my property decreased the selling price?

  1. Yes it will, significantly.

    Especially if most of the other homes are also wooded.

    This is why sometimes property in very rural areas can be extremely expensive..and people wonder why.  It's because it's taken into consideration when the appraisal is done.


  2. If the timber is worth $20k, removing it should decrease the value by at least that much.  If you show the property with the trees, you have to tell the buyer that you intend to remove them.
