Should I sell my cell tower lease seperate from the property or should i sell it with the property? If I sell the tower site seperate or reserve it for myself, will this hurt selling my property?

I am very familiar with this subject. It depends on many factors. The lease buy out offer is simply a sublease of the existing lease. You take the upfront cash pay-out of a cell site lease that can be canceled with 30-90 days notice. They get a revenue stream that may not stay around. The bank wont see a value in this lease so unless the buyer can cover the difference over the price of the property you may be better of cashing it out.

I've got a cell tower and am considering the same thing. It seems there is so little info out there giving good advice without advertising to you. We've got five acres with our cell tower and I can tell you people are scared of living under these things. It puts you in a predicament of splitting off the two. What's the property like around the tower and how much land would you have to sell with it?
