Should I use my neighbor's realtor?

We are selling our house. Our next door neighbor is also. Is it smart to use the same realtor as them to increase traffic flow? or could it hurt us?

  1. I'd use someone different, personally. In both cases, they'll probably show both houses when they're out with clients - they're so close that it makes sense, especially for people looking to get into your neighborhood.

    By using two different realtors, though, you both benefit from two different people marketing in two different ways.


  2. Interview the neighbor's Realtor, along with 2 or 3 other top Realtors in the area. Then choose the best.

    There's no particular reason to choose your neighbor's. It wouldn't result in any increase in traffic. And while Realtors are bound by a strict code of ethics, it might be difficult for the Realtor--representing both homes--to honestly and frankly answer questions like: "Which is the better home?" or "Which is the better value?"

    Certainly pose that question to your neighbor's Realtor if/when you interview him/her.

  3. Some realtors specialize in certain areas, neighborhoods, subdivisions, etc... I am one of them. Typically a specialized realtor has more inside detail information giving them an edge when marketing your home.
