My husband and I are purchasing a home through FHA. We have submitted all of our financial and personal info to our loan officer and he has submitted it to the underwriter. I am on disability, so I provided my awards statement showing my monthly benefits. He says that he needs a letter from a doctor stating that my disability will last for more than three years, in order to verify that I will continue receiving benefits every month. Is this necessary? I am having a hard time getting a letter from the doctor, because he has moved out of state. Will this cause them to turn down my loan?

  1. They are looking for income verification - and that is your income so they just want some reassurance. How about getting the letter from another doctor. They canb turn you down for anything.


  2. Certainly it may cause them to turn down your loan.  They are looking for income verification.  They want to know how long you will qualify for these disability payments.  You should be able to locate the doctor and request such a letter, based upon your earlier diagnosis.

  3. It could cause them not to work with you.  If the state is giving you money for this, I would imagine most doctors can review your records and give you a letter.  My only other question would be, can you document those payments into your account for a period of time?

The lender can certainly turn down your application if you cannot produce documentation of your disability.  What they are looking for is your income will be steady for the next 3 years, because if you lose your income, you may not be able to pay for the house.  You are going to need to find a doctor that will write this letter, and I would think this will be a challenge.
