The cost to you is about the same, the seller pays the Realtor, what you need to do is be sure to have a licensed home inspector check out the property, it will cost you a hundred bucks or maybe a little more, but you will get a report and you and the seller can determine who pays to get the things fixed the inspector finds. The inspector will check the electric, plumbing heat, AC about everything that needs to be done, its well worth the investment


  2. That depends on several factors, Like is your credit good? If it's not you may want to go with the owner and try to work out a owner finance deal.

    If you have good credit you may want to speak with the owner and offer great terms that may work out for both of you.

    There are flexible sellers out there that will work with you for an amicable deal.

    However, If you buy from a realtor who's realtor are you buying from yours or the sellers.  If you had to buy from the sellers realtor remember the sellers realtor's primary goal is to make the sell for a commision.  Your best interest is not at hand.

  3. Sellers pay the realtor fee, and unless you really know the real estate business, you may not get all the legal papers done correctly.  I say go with a realtor!
