Question:

Small pipe outside of house leaking hot water, near vent for the dryer. What is this pipe? Water from?

I've only noticed this problem the last three days. I didn't even ;know there was a pipe there until one of my children told me it was leaking. it's really more than a leak, more like a steady stream about straw size. Since the pipe is next to the outside dryer vent I'm wondering if it has something to do with water in the dryer or the washing machine.

  1. If it is hot water it is coming from your hot water heater. Go check the relief valve outlet line, if is leaking, the pipe will be hot... even if the valve is not leaking the pipe will be warm close to the water heater... if you can check the pipe 2 to 3 feet after the relief valve, you will get a better answer, because at this point the pipe should be close to room temperature.

    If the relief valve is leaking it will need to be replaced.


  2. My guess is it's the drain for your air conditioner. This is condensate water, and should be ok. Trace it back inside the house and see if it comes from your A/C. This water would normally be cold!

  3. first: check the incoming water to the building.  make sure it is no higher than 80lbs. max.

    second:  check the water heater and make sure the thermostat shuts off the flame to the water heater when the temperature is satisfied.  at "normal" should be about 125*

    if all checks out well, replace the "Temperature/Pressure Relief Valve".  it has worn out and is now leaking.

  4. could be discharge from you condensing boiler (if you have one)

  5. IF YOU HAVE A HOT WATER PUMP THATS WHAT IT IS IF NOT IDK

  6. I'd almost bet its connected to your t&p valve on your water heater. Sounds like it has either gone bad or your water heater is too hot. check it out

  7. It could be the pressure relieve valve from your hot water tank........which means your about to be without hot water because your tank is running to hot........check it.......be careful

  8. what boiler do you have?; i have a baxi combie and get the same trouble;as chopsaw quoted ;get it checked,my boiler has been playing up ;cutting out; heat sensor not working correctly;going to get the plumber in asap, i suggest you do the same; be on the safe side;ok?
