Sold the house *stupid question*?

Just sold the house and I have been looking through my realtor docs to see how much the commission is to be paid, then I read this part & I'm not quite sure. Maybe you guys can elaborate on this.

Commission of 4 1/2% of sale price of the Property or 4 % if sold by *realtor name* and if seller buys through *realtor name*

Obliviously I sold the house with realtor and I purchased a home that they showed, so I’m on the hook @ 4%

  1. Are you using your agent to purchase a home too? If so - 4%

    If not, 4 1/2%.


  2. You probably would not have been able to sell the house at all these days without a realtor, unless you got very lucky. Cut a check to the realtor, and say thank you!

  3. The title company will divide the money [presuming you are

    in a title state] so call them and ask and also ask

    why the vagueness/confusing language.

    IN some states, the confusion would be enough to

    generate zero cash for the agents.


  4. Im sort of stumped on that as well, but I think you had a crappy realtor in the first place if she or he was selling your home and didnt tell you their commission up front.  You shouldnt have to be looking for that info after your home has been sold.  

  5. On the hook?? It's what they earned doing all the work and using their resources.
