put mine up for sale.What do you think?I am in hopes i can go home with my family for good to another state so i hope the economy is not that bad what do you think.?

  1. If you want to sell it quickly, there are companies around that actually buy your house off you. A Quick Sale has both a UK and US site - they also give you a free valuation report.  


  2. bargain hunters everywhere. people who buy now want a deal ,if you want what your house was selling for last year,you will wait a while.if your willing to take less ,you will sell sooner.get a Realtor to sell it for you ,ask for a realistic price for todays market if you can't sell for that then hold a while prices will go back up it might be a year or so but they soon will. have you considered renting it out? the Realtor can help you with that too. you can go home and leave it to them for a fee.........tom

  3. Depends on where youre at. I can take a year. If you want to sell be a motivated seller. Offer perks. 10% below market value. Or cover closing costs. If you are working with an agent. Offer them 6% plus 1500 dollar bonus if the house sells in 90 days. Money talks.

  4. Depends on a lot:

    1 - your asking price, is it priced right for houses like yours? To sell quick it should be priced below.

    2 - how does it look?  neat, tidy, staged to sell? take down family photos, patch walls, paint neutral colors, clean windows.  Take photos of each room and look at them as if you were the buyer.

    3 - how does the neighborhood look as well as your yard? junky vehicles everywhere? most cities have laws against debris left in yards, talk to neighbors, get them to clean up their act.

    4 - advertising exposure - how many places have you listed your home for sale? with a realtor or by your self?  use craigslist, for sale by owner, info tube, owners.com, print fliers.

    5 - be ready to show it, if you want to sell, keep it neat, don't delay a potential buyer because you need to pickup, keep it picked up!

    6 - there are lots of hint and tips to sell a home, do a google search.

Well, my advice is price it best in the area and don't try to counter offer too high.  Your first offer might be your 1) best offer, 2) only offer.  Don't think of getting away from your home with a huge profit, it might not happen.  I would say as long as you can break even then you should accept the offer you get.  I sold my in 90 days.  I had 1 offer and it was 20k less, I countered down the middle and never heard from them again.  I had a second offer, same story.  I ended up going back to the second folks and said "Fine, I will take your offer." Luckily they were still interested.  I ended up having to bring $6k to closing.
