Question:

South facing door leaks when it rains hard, what should I do?

I have a door in my garage that faces south. Any time it rains hard that part of my garage is flooded. The house is about 5 years old and the paint/door look a little weathered. It is a 36in door and has a small slab of concrete right outside the door.

I am really looking for what I should do before winter gets here. I am going to have a dog in my garage some and I don't want water standing for him.

  1. Create  a  situation  where  the  interior  of  the  garage  is  dark  while  there  is  light  outside.  Now  standing  inside  the  garage look  at  the  door  from  various  angles  and  determine  where  the  light  shows  around  the  door.  This  may  show  an  obvious  leak  near  the  floor  that  can  be  filled  with  caulking.

      Some  doors  leak  without  showing  light  and  maybe  you  could  have  a  garden  sprinkler  on  the  door  for  an  hour  or  so to learn  more  about  your leak.


  2. First check for cracks around the door way if you don't see any simulate rain (water hose) you can get a couple of different types of fillers for that.there is a foam sealant, cement ,stucco,etc. you can find them at like Lowe's.or home depot.then there are some weather stripping you can put around the door

  3. Other than the obvious caulking and weatherstripping tips, just a little more info would be nice.

    Where does the water seem to be intruding?

    Does the door swing in or out, and does it sweep the top of a threshold or does it "bump" against the threshold?
