Spanish bank/mortgage recommendations?

I am looking to borrow approximately €150000.00 for a second property in Spain. Can anyone recommend a bank that they have used and had a positive experience with? Or perhaps one to avoid? Thanks

  1. my brother went with mortgages4you and says they were good. i stayed with natwest, because i bank with them already and they have subsidiary NatWestSpanishMortgages.

    my main advice is to watch out for where you pay; do you have to convert your currency into euros every quarter just to pay the mortgage, or is it actually in an account in this country?

    other advice is to chase everyone constantly. don't wait three days for anything, phone them all again. especially your abogado.

    also, find out when the local ferias happen. your abogado will be off work for anything up to a week while his local town set off fireworks, throw tomatoes at each other and dress up in spotty dresses.

ING, have the best Interest rate, within Spain at the moment, Also Caja Madrid(Mapfree) .But the set up fees are Quite high, with all banks in Spain, It is passable that you may get a better deal With a UK Bank-Building Society.However the repayment will vary, Dependant on the Exchange Rate.In the long run its better to get a Mortgage in the country, where the property is.

  4. I would never go to Bankinter. They make promises and don't keep to them. We tried to remortgage and they said you can do this in 3 months time, then it was another 3 months and no reason why. We went to Bank Santander and these done this in one week!!

  5. I had a mortgage with La Caixa in Mallorca. The service and advice on both buying and selling my property was excellent. They even recommended a surveyor and a lawyer for will writing and a notary.

    It was a complete service.

    The only caveat is that all discussions were in Spanish but I am sure that the can give the same service in English.

  6. My advice to you is shop around. There are so many different banks in Spain, all of them offering diferent deals. Despite what someone said, I am with the CAM bank. They don't give the best interest rates but they provide you with all the information you need in English, their rates for changing pounds into euros is very competitive and they will provide you with an English speaking lawyer and accountant, if you need one.

  7. Avoid Halifax Hispanico, they are incompetent in my experience. Banco Santander are reasonable though.

  8. I know a few people that are very happy with Bankinter. Another interesting one is Deutsche Bank.

  9. Bankinter is excellent.  Unlike U.K. banks, you can haggle with them for a better rate or fixed rate mortgage.  They conduct business in English as well as Spanish.  They have internet banking in English and are offering interest only mortgages for 30 years.

    We have used them and have been extremely pleased with the services they provide.

  10. Most Banks in Spain will give 80% of the valuation of the property.

  11. Bankinter is really good, avoid the CAM as they are really high in charges etc. I worked selling property and would never recommend the CAM......alot of Brits go to the CAM but God knows why. Hope this helps you
