Termination of a tenancy??

I live in Ireland and have been living in my apartment for 3 years in September. My lease ran out in June 07 so we've been holding a periodic tenancy and have been paying our rent weekly. As far as i was concerned as we are a weekly tenant I thought we would have to give just a weeks notice but when i rang my landlord he says he requires 4 weeks.

i dont want to lose my deposit so has anyone any advice ??

I d/k the specifics of the law in Eire...I know that in the US a tenant MUST give 30 day written notice before/prior to leaving/vacating regardless of how they're paying the rent.  My tennants tend to initially sign on for a 1 year lease obligation than move after 2-3 years...but they give a month regardless of going to a month-to-month rental arrangement.  PEACE & GOOD LUCK!

You would normally have to give one months notice.  Turn it around and think how you would panic if your landlord had given you just one week to find somewhere else and move out.  Landlord needs to find another tenant.  You can't have it all your own way.  Normally when a lease runs out, it goes on a month to month basis anyway.

  3. It goes by the length of the tenancy rather then whether you are paying weekly or monthly.  it would be 4 weeks notice which is what you need to give if your tenancy is for less then 6 months. You can see in the chart at the bottom of the  link below:

  4. Under the terms of an assured shorthold tenancy agreement the tenant has to give a months notice to terminate and the landlord has to give 2 months.  This notice has to be served before or on your anniversary date (the day in the month you moved in) for it to apply for that month.

  5. What does the original lease agreement say?  It typically mentions what happens at the end of the lease period.  That would be the first place to look.
