Question:

The house I'm buying has all brick walls, there are water marks on most of the windows. What's the next step?

Inspector informed me the brick walls probably has no moisture barrier and would probably lead to a multitude of problems like termites, mold, etc. What should I do? Tear down the bricks to find out the problem? What's the chance that no one would buy a house like that? How much would it cost to fix it?

  1. forget it and buy a different house. this one is ruined already


  2. I know in Texas, alot of the older houses built in the 60's had no vapor barrier.  As long as there are weep holes (little open slots) in the bottom of the bricks, you should be fine.  

    If it is all brick, it would be terribly expensive to remove and replace.  

    You don't have to tear out the exterior walls to see if there is a vapor barrier.  You can cut a 2 foot sqare of drywall out in one of the questionable areas.  Pull the insulation through and inspect it.
