  1. Possibly neither one is correct. Your title insurance description should be verified against the description from the previous owners title insurance.  I had that same problem with a typo on a land transfer that I just happened to catch. Good Luck.

  3. Are they both actual surveys? Did surveyors come out in each case, measure the property, and create a line drawing of the property showing the improvements on the land?

    In that case, the more recent survey would likely be the most accurate, but without actually looking at the actual drawings and comparing them to the current improvements on the property there's no way to tell whether either is up to date.

    If I were you, I'd get copies of both drawings and compare them. Make sure both the auditor and the mortgage company has the most accurate one. If neither is accurate, call a surveyor and have the survey updated. (You may save money by calling the company that did the last survey, but get an estimate first.)

  4. Your surveyors plat is the good one. The other one is used for 'reference only' and in the fine print will tell you that.
