  1. Yes they may keep your deposit to pay for damage or unpaid rent, late fees, etc. Damage includes things you did purposefully or through negligence. Normal wear and tear is NOT included.


  2. You can always ask for a receipt of cleaning of the apt. I have found that I rarely got any money back and if I did, I had to wait weeks for it. (Make sure they have your forwarding address.) I think they use the money to paint, clean the apt...etc too.

  3. What exactly is your question?

    Yes, the landlord can deduct any damages from your security deposit.

    Damages are considered anything beyond normal wear and tear as well as any rent owed.

    If the damages are above and beyond the secuirty deposit, the landlord can bill you and them sue you if you fail to pay.

  4. When you move if the rent is paid up and the house is clean and no damages then you are due the deposit back. When my husband was in military and we moved lots and rented, we would make a picture and then make a list of all the damages and have the landlord sign it. That way they couldn't later go back and try to say we damaged any thing. You can take them to small claims court if they refuse to return your deposit w/o just cause.

  5. Don't know where you live.

    In California they have 21 days to return the unsed portion of the deposit. They must provide copies of receipts and a detail or any expenses charged against the deposit.

    Normally the deposit is only for cleaning and damages, not rent.

    Don't listen to the idiot that said to trash the place. You will be responsible for any damages in excess of the deposit. Most landlord check with previous ones, you won't be able to rent again.

  6. they will find any reason to keep it, unless you have a sweet landlord,,,so go ahead and make a mess and not worry about cleaning..hahaha..wont do anygood, especially a rental company,,they are crooks...i scoured my sons apartment 3 times, and they still are trying to sue me for 1500 in damages..losers.
