The paint on my porch is peeling. I want to make it look good because we are getting ready to sell.?

What is the best way for me to do this job step by step. I have been told to either rent a sander, or use a pressure washer. Some of the wood has some deep grooves in them so should I use some kind of filler or replace the wood. Also, if I do manage to get all the paint off, is it better to paint again, or to use some type of natural stain. I want to do it the least expensive way, but I still want it to look good.

  1. I wouldn't replace the wood unless there are any rotting boards. They should be replaced. If it is just worn, I would scrape or use pressure washer.

    I would go with a good quality paint from Lowes home improvement that has a gloss to it.

    It will greatly improve the looks of the porch.

  2. Proper preparation makes almost any paint job look good. Attempt to scrape it off first. The paint might contain lead. If you sand wear the proper PPE. Remember to keep your doors and windows closed if you sand so the dust will not enter your home. If you decide to use a pressure washer remember that it will take time to dry out the wood after you use that process. If you decide not to remove the wood just because of cracks,Take the time to fill in all the imperfections to the wood surface.Any paint that still remains should be feathered in with a sander so it will not show thru. Any wood that shows signs of dry rot or termites should be replaced. Take the time to prep it well and use a good quality primer paint and finish coat. Good Luck with your painting project.

  3. If your looking to make it suitable to sell and you don't want to spend a lot of money. This is what I would do. Scrap off only the loose paint. Have a shop vac or a good vacuum cleaner to pick up any paint particles. Wash off any dirt and/or mildew with a cleaning brush, Bleach diluted in water and a garden hose. Let the porch dry for a day or two. Buy some vinyl Spackle and patch/skim coat minor grooves. Lightly sand. Then spot prime the bare wood and Spackled areas with the paint your going to use for the final coat. You can also tint a primer to match the final paint color. Then paint the porch with 1 or 2 coats of paint. A fresh coat of Paint has a way of hiding a multitude of sins. Don't get into replacing the wood because of the grooves in it. This will only lead to big expenses.
