The town is building a huge park & rec. complex down the road. How will this effect my property value?

It is going to be a 225+ acre complex with a grand lawn and pavilions, several baseball fields and soccer fields, playgrounds, and a dog park. It will use about 125 of those acres for expansive green areas with walking and hiking trails.

The main enterence will not be directly on my road, but a smaller parking lot (about 100 spaces) near the baseball fields (which will have lights) will be.

  1. It will raise the value, by a great deal.


  2. It could increase property value a bit. Or depending on the type of area...if the park gets crime ridden, then it can decrease it. Be proactive, and keep criminal activity to a minimum, if you see something illegal, call it in. Request and extra night patrol every now and then. (if your in a larger city, that might be difficult. Smaller towns usually can accomidate request patrols better.) I don't really know for sure, but i'd imagine it would give a property value increase. It sounds nice, enjoy!

  3. It will raise the value unless the "bad influence" takes it over.  There was beautiful park in an area close to where I lived in Southern CA.  Home less and drug dealer took it over and the police didn't do much about it.  The area went ghetto quick.
