My landlord lives about an hour away. In the 3 years that I have lived here, I have seen her 2x. I never signed a lease (she doesn't like to do that she says). Mu rent is the going rate for the area. However, I am a single parent and need ways to save money. A coworker said he would pay 1/2 the rent and 1/3 of the uitilities and gladly sleep in the basement if he had to just to be closer to work. i would like to take him up on the offer and sure the landlord wouldn't mind. However, I am worried about what would happen if I wanted to move or if he didn't pay his share.

  1. You should get the permission of the owner, lease or no lease.

You have to work out a fair agreement with someone who wants to share the apartment/house.  Make it a businesslike deal, including provisions for late or non-payment of rent & utilities, sharing any kitchen facilities, housework, and what happens if you decide to move.  If you know this co-worker, you should know if he is honest, etc.

  2. Depending on the age and gender of your child I would think long and hard before letting a single male live in your basement.  Too many horror stories,

  3. You need to have the permission of the property owner, you can't just move anyone in.

Also, it may not be legal for anyone to sleep in the basement, it will depend on what permits and inspections the owner has had done.
