Question:

There is sagging in the roof line and gusset plate is damaged in the attic, ventilation is bad can we buy ?

We did inspection on 24 year old house and there is sagging in the roof line and there is no access to roof so he could n,t tell us what is the reason.

Central air system is running but there is no airflow from vents.

The gusset plate is damaged in the attic.

The garage has some fire safety issue and there are 4 or 5 minor issues too. What should we do?

  1. If you are considering buying this property, you NEED a structural report on the roof at least. It could be all bad news up there and you want to know BEFORE you buy so you can cost out the repairs or negotiate a reduction in price.

    The air system needs to be sorted by an electrician, again, before you buy or ask for a reduction.

    With regard to the fire safety issues insist they are dealt with, also the gusset plate.

    Alternatively you could walk away. If this is a distress sale as an investment/renovation project you have to do the math on costs / rewards carefully.

    If it is to live in, similiarly but ask if it's worth the hassle!
