Tips for buying rural land, you would not believe some of the stuff realtors try to pawn off on us

we are looking for rural land to build on and eventually retire on.You would not believe some of the stuff realtors try to pawn off on us.Anyone have tips for this experience?

It’s hard to offer tips when we have no idea what you’re looking for or how what you have been offered fails to meet your needs.

I am a Realtor in a rural area.  The more use able the land the more expensive.  Land with good road access and good access to utilities will MUCH more expensive than land without those features.  In my area land that is easier and less expensive to build on can easily cost twice as much or more, but in the long run can save you big.
