Has anyone out there ever closed a deal through a lender or funding group that didn't require you to pay a due dilligence fee up front? Is this an industry standard or just a scam?

  1. Legitimate lenders withhold the fees from the proceeds.

If you are looking for money online, the telltail sign that you have encountered a fraud is when they demand that you send them money.

The fees go by any name the scammer thinks will get you to pay it.  Due Diligence, insurance, processing, courier, legal, shipping, taxes, escrow, good faith, fees to make it secured, anti-fraud certificate, anti-money laundering certificate, customs, cross border fees, etal.  The scammer will claim it's all due to the patriot act.
