Variables that influence mortgage rates?

Question

I'm doing regression analysis on 30 year fixed mortgage rates, and trying to narrow down the variables that may have a causal relationship to mortgage rates.

As I mentioned in my other question, unemployment was strongly correlated but it is probably not causal. Please, any suggestions on what to try.
