WHAT IS THE WORSE THING THAT CAN HAPPEN IF I DONT HAVE A CO SIGNER FOR AN APARTMENT THAT I ALREADY LEASED ?

I SIGNED AN ONLINE LEASE WITH AN AUTOMATIC SIGNATURE AS WELL.... ITS A 12 LEASE , PROBLEM IS THAT AFTER THE FACT I REALIZED THAT FOR JAN TO JULY I MIGHT NOT BE IN THE THAT CITY ANYMORE .. SO NOW I WANTED TO SEE IF IT WAS TOO LATE TO DROP THE WHOLE THING AND THE LANDLORD SAID YES.... OKAY THEN ON TOP OF THAT I NEED A COSIGNER THAT MAKES 3X THE RENT WHICH I WAS GOING TO HAVE MY PARENTS DO IT .. BUT NOW THEY NOT WANT TO BECUZ I AM NOT 100 SURE I WILL BE IN THE CITY BECUZ OF SCHOOL AND NURSING ACCEPTANCE . SO THEY APARTMENT LANDLORD SAID THAT IF I DONT HAVE A COSIGNER THAT I WILL HAVE TO PAY THE 12MONTH LEASE... IS THIS TRUE... WHAT IS THE WOSRE THING CAN HAPPEN ... WHAT CAN I DO AS WELL...

  1. Whenever the landlord gets new renters, you are off the hook.  He can't collect rent payments from 2 different parties for the same apartment.  I have actually never heard of an apartment wanting a cosigner before.  That seems strange.  Just do what you have to do, the landlord probably won't be able to find you.  I have had to break a lease before, if you are lucky you will just loose your deposit.  That's all that should happen.


  2. What you can do (in the future) is to be not so stupid as to sign a year long lease when you are not highly certain that you will be able to honor such a lease.  I am amazed at the number of questioners on this forum who seem to think that they can sign a binding lease, and then somehow get out of what they signed when their personal situations change.  That is NOT the way it works.  These leases are legal and binding contracts.

    The WORST thing which can happen is that the landlord holds you to the contract to which you agreed, including forcing you to pay rents until the unit is satisfactorily re-rented.  That could EASILY cost you six months of rental payments.

  3. your screwed you signed a legal and binding document you'll be paying that 12 month lease no matter what. Read stuff before you do it take it as a life lesson
