there are lot of troubles in this business.

you should have specific approval from CMDA (Chennai Metropolitan Development Authority) Egmore.   you should have Police, Fire Services, Health Departments clearances.  

If you take risks you can do without approval.  But if you want to adhere to rules and regulations, for the investment you may not get good return - bit risky job.  

for the space available you can start small cloth shop, blouse, and ladies wear, you will get good business.
