  3. Time shares and the idea behind timeshares have been with us in one form or another for a very long time, - but they only really caught on in america in the 1950's with the advent of the Post WWII "Baby Boom".  

    A "Time Share" is basically what it says it is - you are sharing time - with other people at a desired venue or popular destination, that has limited capacity.

    It's like trying to get a ticket a theatre seat to a "Sold Out"  popular long running Broadway Play. Many, Many people want to see the show, but there are only so many seats available to be sold for each performance.  A Rich Doctor takes his family to see the show.  He has a big family so he rents a "Box" from the Theatre.  Perfect, now all 12 of the Doctor's party can watch the enchanting show from the best seats in the House!.

    "Regular" Tickets are $89.00 each.  Box seats Range from $ 99,00 - $ 250.00 @ seat.  The Doctor was seated in the "Dignitary Suite" one of 3 boxes reserved every night - just in case the Governor or the President or a Big Movie Star shows Up. and Need One, Two, Or Three Suites.  They had never used more that one suite - ever for Dignitaries, - and then it was gratis.  So the best 36 seats in the house were not being used EVERY NIGHT, and when they were - THE THEATRE GAVE THEM AWAY FOR FREE.

    The Doctor being a business man first, and a Doctor second,  struck a deal with the Theatre.  He would buy all three boxes that comprised the "Dignitary Suite", at a cost that amounted to $ 89.00 a seat for each of the 36 seats in the boxes - for the duration of an entire season the Doctor would not be paid any  revenue from the seats he had just purchased, but those three boxes were to be renovated by the Theatre owner to the good Doctor's wife's specifications , - basically having the upholstry re-done, capertss replaced, - millwork replaced and so on - just cosmetic repairs to "brighten the suites up and return them to their former glory". Thereafter the Doctor and the Theatre owner would split the gross revenues from the three suites, (and they would be open to the public from now on), and the Owner would continue to pay for all operating costs, utilities, entertianments - etc.The owner being a bit of the buffoon agreed, and in effect a timeshare was born

    THe Baby Boomers wanted to get out of their tiny pre-fabbed house's in the summer, and away from the stifelling heat of the summer so it was pack the family station wagon or airstream camper and off we go to the parks, the mountains or the sea shore.  But there had to be somewhere for them to mset up "Camp when they got to their destination - the Park Service was not too happy about people just pulling into the forrest anwhere they pleased and lighting up a camp fire.They could'nt build enought camp grounds, and trail rides, and tourist attractions, - so goood old American Injinuity stepped /stumbled in - kAMPGROUNDS OF AMERICA, {KOA},  (the epitome of the traveling trailer park was born, and Walt Disney, Pluto Daffy Duck, Buggs Bunny, Mickey & Minnie Mouse, Sylvestor & Tweetie, Hannah and Barbarra we all over america showing us how not to camp, travel the old west, fish, hunt, and times share..

    Can't Afford a Cabin up north on a lake?  Time share!  Can't afford a Florida Beach Cottage right on the Water?  Time Share!!

    Would You LOve to have your own two bed room Apartment on the White Sand Beaches of Can'cun, but can't afford it? Yes you can !  Time share!!!  Simply Put a Delveoper goes into a lovely vacation destination, and builds a resort to fit with the flavor and beauty of the local.  Then they start inviting people up to spend a night or two - on the house with the lure of a color TV or golf clubs or something very nice / similar, and then they put on an orientation about how great it is to buy a timeshare on that, (or other properties of theirs.  THey probably have resorts all over the world, and tell you that if you were to "buy" a trwo week time share - say in Can'Cun Mexico for $ 12,000.00, and yearly maintainence fee's, for the next twenty years, that would make you a Platimum Club Member, and you could go to or "Trade" your Can'Cun time to any other of their other vacation resort destinations in-season" or at any time - provided thay we can find someone who wants to trade for our "time" and we want to take their time.  So say we have The last two weeks in January. and they have the Last week in June and the First Week in July in Orlando,  Do You really want to be in Florida at the height of Summer?  Also, understand that if you have a timeshare in a foreiegn country that you and your property, (and children), are al subject to the laws of that county. (Twice the Mexican Gov't almost nationalized Can'cun and took it over lock stock, and tourists luggage & timeshares - (get your butt out of the country in your flip flops and swim suit Yankee and don't come back).

    Time shares can be great if you like the idea if going on vacation the same time each year to the same place each year in and out from the time you are born until you are of "legal".age, and have been considered a "Local" all your life there.

    Time share Properties can and do go "Condo", and this can make them atttractive buys for sum.  But if you live in a State like Minnesota Check the Tak laws.  Second homes - like a lake cabin are taked at a much higher rate, and whether you are there or not you still pay a fee of something like $ 25.00 - $ 35.00 a moth as a "maintainemnce" fee monthly.  Plus there are special assessments for Painting the Comples, re-shingling, work on site, pool and common area up-keep, - etc.  these can add up to an added $ 500,00 a year or more - so make sure yu understand what the Hidden Cists" are,, before you sign anythiing, ang if you are not sure- write up your own "Ryder" to the Time Share agreement which identifies exactly under what termers and understandings you are entering into the agreement, and make sure it is signed/ coutersigned and witnessed and certified by Notary Public showing that the Owner's saw, read, and agreed to you addendum to the Contract Agreement, and there was a "clear and final meeting of the minds".

    I'm sorry, I know this sounds like a lot, - but you are entering into a legal contract for what could be a Lotta dough, and one that could commit you to a long period of indenture.  So go into it with your eyes wide open.  (I would talk to people who live ther, and who have their time share up for "Sale". just to see the lay of the land - before I committed to anything.  I have heard some real horror stories.
