  1. Keep it clean inside and out, put a drop of vanilla on a light bulb that will be on during showings to provide a pleasant aroma that doesn't overwhelm.

  8. The most important room for maximizing return on your investment is the kitchen. Outdated kitchen deflates and desirability of the whole house. The second most important is the master bedroom. It should appear roomy and should have a master bath and walk in closet if possible. But the most important thing is put all your clutter in a rental storage place. Nobody hates to see clutter and junk in the house. You should showcase roominess in every room.

If you don't have any of these things you may want to consider putting some plants in the yard - something that blooms year-round to add a little color like an azalea is always nice.

    take a good, long look at your kitchen and bathroom. can you freshen the look with new hardware? this is a really tough market, so you have to stand out. read up on staging your house, and declutter and depersonalize the space. also, baking cookies on the morning of an open house can't hurt.
