We've been in our new home for ~ 3 yrs. How often should we have our air conditioning unit serviced ?

Check it out every year. Its a very inexpensive charge to have it looked at every year than to have something go out and it create more issues. It can create a domino effect and become more costly.

Yes change your filters everymonth, and check for dents and grass in your outside unit. but let a technician determine if there is a refridgerant leak. Anything can cause leaks, such as the weather, storms, wind, rain. temperature cold and hot expanding the metal and shrinking the metal, animals, kids, mowers....etc...

As long as it is running and you change air filters on time, leave it alone. there is nothing to service on air conditioners, but keep then clean. when they quit, then you have then fixed.

Change filters once a month,clean evaporator(inside) coil once a year.Watch (or clean)condensor if mowed grass gets into it.
