Question:

We found a great deal..maybe?

The place we found is going to need a new roof. The price is so low we actually can afford this expense. My concern is for any leaks that have already been going on, what is the process of removal of ceiling sections. Is it the same as removing wall board? What should I ask the inspector to look for that maybe a deal breaker in this situation?

  1. The inspector should give you a complete report, including pictures, that show you the state of the roof.  Ask him for an estimate (if he can give it) or who he would recommend to give you an estimate on repair.

You should be looking for stains on the ceilings as well as low hanging areas, cracking or flaking discolored areas are a dead giveaway that there's problems above it.  Depending on how old the house is, it may have blown in cellulose insulation, which is a real mess to clean up once ceiling chunks are taken down.  Rolled or batts of fiberglass aren't so bad, as long as they havene't been completely soaked.  If it's a very old home, the ceilings may be plaster over wood lathe, which is extremely messy to remove.   It will probably be fairly difficult to determine just how much damage there may or may not be to ceiling joists, until the ceiling is removed.     It could just be that it would be worth your while to hire a certified home inspector to look it over and give you an opinion.  Could cost a couple hundred, could save you thousands.
