Question:

We had a leak in our roof repaired 10 months ago. There has been little rain until the past couple of months.?

The original leak produced a small stain (4" x 12") on the ceiling in 2006 and we did nothing until summer of 2007.We were away and returned this week to discouver that a 1 sq ft piece of the ceiling covering fell on the floor(stucco?) and there is a much larger stain. We can see the joint where the drywall meets and it dosen't appear damaged. We were away for a month and don't know how much water came in but there are a dozen white spashes on the furniture. The original repair consisted of removing approx 1 sq yd of tile (10'x10') and replacing the plastic/rubber underlay.and then replacing the tile. I was surprised at the time that the repair was done in less than three hours. The cost was $850 which was the lowest of three quotes. The firm was well establised but is now out of business. This is a 9 year old home in Lakewood Ranch Country Club.

  1. I hate to say this but now you know why they are out of business. Your homeowners insurance should cover this.

  3. Hindsight is very clear.  NEVER take low bids on roof work!!!!  (Unless, of course, you are a retired roofer and know when work is being done properly and inspect the job minute by minute.)  Find out if the contractor was bonded--there is a slim chance that something can be recovered.
