We live in an apartment, the managers suggest that when on holidays, month or longer they should come in to ?

flush the toilet. they have a pass key for emergency, but are they required to "check" on plumbing "in Case"??

  1. .   You understood correctly.  This is a "suggestion" by the management.  YOu don't have to agree.  You could put cling-wrap over the toilets to stop evaporation; and shut off all the valves under toilets and sinks to stop leaks.


  2. Check your lease.

    Except for emergencies in Arizona I must give 48 hours notice.

    We have a saying, Fire, flood or blood and we will enter without notice.

    Check your States laws, but I am sure a notice must be given in your state.

  3. First check your agreement with them. However, I am sure that it would not say that they can come in to your apartment as you are paying them monthly I assume. However, they are probably thinking that it is safer to check for the plumbing etc as it normally does happen when you are away for a long time (It has happened to me twice when I have been away!!) It is awful to get back to. You may think about it and if you have any neighbours you are close to ask them along with the management that they can check. I don't think it is anything to be suspicious about, they are just trying to assist.

    But I don't think they are allowed into your apartment without your permission

  4. I've never heard of that so something sounds fishy.

    There are perhaps 3 reasons a landlord would need access into your suite.

    1. In case of an emergency.  Broken water pipe, fire etc.  They don't need your permission to do this.

    2. To fix something.  They require to give you 24 hours notice.

    3. To check to see that you are not doing anything that contravens the tenancy agreement- like running a grow-op, having pets, or something else.  This requires 24 hours notice.

    Now perhaps if push came to shove they might be able to exercise option 3 while you are on vacation and say they could not give you 24 hours notice.

    Something you can tell your landlord is that you are leaving your key with a friend who will come in and check the place out and flush the toilet for whatever reason.  

  5. Odd. I've never heard of that. Most leases say that they can come into your apartment at any time, but must give you at least a 24 hour notice before doing so. If it's an emergency then they can come in as necessary, but this is something I've not heard of. Read your lease and see what it says about them coming in. I'm sure it's nothing to worry about though, just a precaution.  

  6. I'm sure they don't need any reason to enter the apartment. We have that clause in ours. We can enter whenever we want. We DON'T, but I would tell them, you have someone else checking on the apartment, and you would prefer them to not enter while you are out of town. Thats strange, we don't enter to flush toilets...lol ever.
