Its a document that provides details about an investment such as a mutual fund.  Much of the the format is defined by government regulation, and you are required to be given a Prospectus before buying fund shares.  There will be information on the fund's investment strategy, past performance, expenses and fees related to purchasing shares, the managers, how to buy and sell shares, and more.

it's a document that explains an investment plan. strategies, hopes, plans, so that you can judge how an investment might perform. but it is not guaranteed.
