What's the best content management system to allow web retards to edit content?

I'm what you might call an amateur webmaster. I've been building web pages since I was in 3rd grade, (I'm 23 now) but mostly just for myself or for small businesses that don't have much of a need for constantly updated content.

However, I've built a website for a property management company that needs to change rent prices and other small content things on a regular basis.

Even though I haven't used a content management system before, I'm pretty certain I can figure out how to use one... I'm a quick study. I've got PHP and MySQL access and everything. There just seem to be a lot to choose from, and I don't know which one would suit my purposes best.

Ideally, I'd like to be able to make my own layout/template, and just designate a few blurbs on each page that are easily editable by a third party. These people don't have a lot of web expertise, so it needs to be pretty simple for the end-user.

Any suggestions?
