What Does a free lease mean?

I came across an ad on Kijiji and the owner is free leasing her so i was wondering if you didn't pay anything at all or if you did, what do you need to pay for.

Usually that means you pay for board, hay & grain, shoes, vet, etc. All the expenses, but you don't have to pay the owner any money.

means you usually have to pay upkeep, but nothing to the owner.
