  1. It's hard to say. WIthin the past week alone, average rates have fluctuated down and then up again.  Check bankrate.com, but do keep in mind that these are averages, so they will vary from lender to lender (upward and downward).  Some lenders have interest rate "alerts" where you can enter the interest rate/point criterion and they will e-mail you if the rates drop to your requirements.  I recently locked my mortgage and obtained a "float down" option that allows me to relock once at a lower rate or points within 15 days of closing.


  2. Go to bankrate.com.  There is NO one-set mortgage interest rate.  There are too many variables involved ranging from credit score to loan to value to type of house.  If you have already applied for a loan, keep in contact with your loan officer as to what current rates are.

  3. This is a guess, but overall rates have been inching upward.  I don't see any indicators that this trend will change any time soon.

  4. Mtg rates in general have been increasing - probably won't go down anytime soon - better lock in a rate as soon as you can
