What are factors are most important in choosing alocation for a new theater complex?

AMC, National Amusements, and Regal are the 3 biggest (I assume your in the US). They want to be near restaurants and other nightlife but they also look closely at demographics. They like the teen to young adult group (13-25) and children. Most put up 8 to 12 screen theaters and need lots of parking. In busy suburbs, they can do with 5 usable acres but they will take 10 in areas where it's available and not too expensive. They tend to pay less than restaurants on ground leases or sales. They also need to be able to move a lot of people out all at the same time so road width is important (or the ability to add width). Of course, sites in major metro areas don't meet these needs so they compromise in order to be in those markets.
