What are my options rental lease?

I am in a 12 month rental lease for my house, Im leasing it through a rental agency. Well Thursday evening my oven broke, the maintenance man said I need a new oven and they had to get the approval from the owner to put a new one in. Friday morning the rental agency called back and said the owner would not approve to buy a new oven, this one was 25 years old. They told me if I want I can buy one myself and I have to leave it when I move out and they will not reimburse me anything for it. So now my husband, myself (im pregnant) and our son are stuck in lease with 8 months left and no oven. Is there anything I can do? Im not trying "break my lease" or "not pay rent" I just want to be able to cook for my family

  1. You need to tell the Property Manager you rented the place with a working stove and now it's not working you were informed by the maintenance person its broke and can't be fixed.  If they absolutely refuse to replace the oven if you have enough money go out buy a cheap new one or get a used one put it in and store the broken one that way when you move out you can take your new one with you and put the old broken one back in place.


  2. It is the landlord's responsibility to repair or replace the oven unless your lease shifts the responsibility to repair or replace it to you.

    Basically, if the landlord includes an appliance, he is legally responsible to keep it in good working order, repair or replace it.

    Notify the landlord/property manager in writing, (certified mail, return receipt requested) giving them written notice of the defect. Notify them that if repairs are not made in 14 days, the lease will terminate in 30 days from the date they receive the notice, and you may leave.

    SECTION 118. Duties of landlord and tenant

    A landlord shall at all times during the tenancy:

    Make all repairs and do whatever is necessary to put and keep the tenant's dwelling unit and premises in a fit and habitable condition,

    Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances, including elevators, supplied or required to be supplied by him;

    The landlord and tenant of a dwelling unit may agree by a conspicuous writing independent of the rental agreement that the tenant is to perform specified repairs, maintenance tasks, alterations or remodeling.
