  1. An underground building is sheltered from temperature changes, which hit the building after a time delay (this can cause them to arrive just in time to offset the next variation).

It is isolated from air infiltration.

It is going to be much quieter.

  2. far less impact on the environment

you can have gardens or agriculture on top

check this link the part at the end

he designed a whole city underneath agriculture

with no impact on the Environment.

Also the temperatures will be much more even and are much easier to control for both hot and cold

subterranean water supplies normally are far lower that a two story underground building

the location of course is a factor ,

they are a great idea in dry country or a dessert but will not work in a swamp

  3. Lower costs for heating and cooling. Less chance of storm damage.

  4. indoor pool when it leaks.

  5. Once again lower heating/ cooling variation but also all Co2 it gives off will go into the ground and won't be able to be cleared by plants. It may also effect water in the area that may make drinking water undrinkable and effect animal life in the area. All in all its a bad idea to start building all buildings under ground

  6. heating and cooling costs are very low.

    most are tornado proof.

    they are sound resistant
