What are some creative ways to get my house sold?

I tried to sell my home last year. I had someone interested but financing didn't go through. Since the market has gotten worse. I am not in a bind to sell the home I am just too busy to manage the property that is over 2hrs from my home. Any creative ideas to entice buyers? eg. pay closing costs

Drop the price.

Offer to pay closing costs.

Offer to hold a note for their down payment so they don't have to come up with a lot of money out of pocket.

Offer total owner financing (you be the bank for the buyer).

Look for someone who's looking to Rent-to-Own.

If it's listed with a realtor, offer a higher % than the norm for your area.

Or you could just hire a local property manager to manage the house for you, assuming the house will still cash flow taking into account their fee.  Property manager fees typically range from 6% to 10% of the monthly rent collected.

Drop the price, and or say you'll pay all the fees.

Ive fallen in love with an house, but I cant afford to move because of fees - if the seller offered to pay my fees, Id put a bid in like a shot.

Youve no doubt (most of us have) made a fortune on it, even though the prices are dropping fast.
