What are some the things I can do to my home to have a better chance to sell it?

Move out--get all your clutter out of there. If you can't move yet, rent a large storage room and put everything but your basics in there. Fresh paint. Repair everything. Bake cookies. Play Diana Krall tunes on a little radio. Stage it with furniture. Mow the yard. Overfeed the neighbors' dogs so they sleep during an open house. Pay for summer camp for that little bratty kid next door who tosses pebbles on your roof--maybe he'll break his throwing arm.

Put yourself in a mind set of a buyer.  Look around and be very, very open to suggestions.  Check the wood work, the carpet or floors check the wallpaper or paint.  If you have a basement make sure you have no leaks. Be totally thourough try not to miss a think.  Take your time.

Get rid of all clutter.. all the stuff that makes your house your home... get rid of it... people do not want to see how much your kid has grown from the marks on the kitchen wall... ton of family photos.. GONE.  You want them looking at how nice your home is.. not how goofy your kids looked 5 years ago.

Fresh coat of paint.  Neutral colors

think minimalist.  

Bathrooms... spotless...

kitchen... spotless...

Make every thing look crisp.
