  1. Probably the most important thing is to have a home inspection.  You might not notice if there's something wrong with the foundation but a qualified home inspector will.  You'll have to pay a few hundred dollars but it could save you thousands of dollars in the long run.  Write into your contract that the sale is contingent on a home inspection by someone of your choosing.  The Realtor can help with the wording as this is common.  As far as price, look around and see how much other sellers are asking for similar properties and if you are using a Realtor have that person look up how much similar properties have sold for recently.  The appraisal will compare the house you are buying to what has sold so you don't want to pay $30k more than anything similar has sold for or it won't appraise for enough.


  2. Usually you just get lucky. If you liked the house enuf to make an offer, it is probably fine.  The neighbors are the best place for you to protect yourself.  If they are unhappy, they will tell you.  Some areas have crime and you wouldn't know until after you move in.  The neighbors will tell you.  Some houses are having construction problems that an inspector can't see.  The neighbors know.  Some houses are next to train tracks or airports and you never heard a train or saw a plane while you were visiting.  The neighbors will tell you. /
