  1. poor housing , unemployment , demand on services - hospitals , education system , infrastructure expansion , consumer demand ,

  3. Not enough resources. Uneven distribution of goods. Poverty. Unemployment.

  4. Lower labor costs. when you increase the supply of something, the cost of using it goes down.  

  5. struggling infrastructure - public health, education transport, roads etc. rising property values and limited stock.

    Social impacts - such as joblessness, poverty, crime and accommodation issues.

    With these things also comes rises in suicide rates and drug and alcohol, related illness.

    Increased expectation of the leadership capabilities of all tiers of government (local, state and federal) and the portfolios they manage

    But remember wherever there is a negative there are always people making money from it. Dependant upon the effects of the population growth on the economic climate there may be strong retail growth and growth in property and property related businesses such as mortgage brokers, building and pest inspection etc.

    Soft commodities such as wheat and corn may rise in value as a result of demand. Bad for consumers but good for investors.

    Hard commodities such as iron ore may also rise in value as they are used in construction and considering the demand already discussed in the property market you would expect that they would also do well.

    The big variable that you did not mention is of course, is your scenario a global, national, state or local one?
