What are the important aspects to consider when starting up a real estate advertising booklet?

I would like to start a publication that would feature property on the market in my town. I would also like to have sponsors like banks, building material sellers etc. to advertise their products to aspiring home owners. I would like the publication to be free. There are a handful of estate agents in my town and things would be much easier if customers could just view available property and contact the relevent parties. how do i start such a publication?

My friend owned a magazine.  His profits were eaten up by printing mistakes.  If one page has the agent's name spelled wrong or the phone number wrong, the agent didn't want to pay (and should't have paid).    With no mistakes, he would have made great money.  With mistakes, he was just barely making money.   .
