Question:

What are the main things that have to be dealt with the aparment?

I will be entering my fist year as a college student. I was not able to get a dorm therefore i will be getting an aparmetn its a HUGE step for me and i am kind of scare but also on top of my stuff. Although i am getting the apartment with people that i know, i would like some advice.

  1. Well, the plus side is you can just call the landlord for repairs.

    the downside, you call the landlord for repairs, lol.... Sometimes it's quicker to just do it yourself, but you can't, like plumbing for instance, don't ever touch it (of course stopping a flooding toilet is fine) but don't attempt to do any 'big' work. If you goof up, you will be charged loads of cash. let the landlord do it.

    Just keep it clean, (sounds like a no brainer right) wrong. lots of people neglect "real" cleaning, ya know the nooks and crannies, small spills... that kind of stuff.

    Well, that stuff can lean to big problems, heres an example... say you spill water on the water on the floor, wipe it up, all the time! Otherwise it will eventually cause the floors (assuming they're linoleum/tile) to lift, if they're hardwood, they'll stain, often swell too if the liquid is left there, if it's carpet, mildew will form underneath.

    pay rent on time-always!!

    don't go credit card or shopping crazy-you will 100% w/o a doubt regret later.

    read your lease, you may have a quiet time (my apt complex is 9pm to 7am, quiet time) follow it if you do, you don't want to get phone calls from your landlord saying people are complaining about noise, it will eventually lead to an eviction if it continues.

    So just keep it clean, respect the rules of the lease, respect your neighbors, pay rent on time... you'll be fine.

  2. Seat down and talk to your roommate about the rules for the unit.  Set guideline of what is and what is not allowed in the unit.  What happen if one person does not have their share of the rent? Who is going to be the spoke person for the unit when there are needed repairs? Can company come over after 9pm or before 8am?  Smoking or non-smoking inside of the unit? Does anyone have a medical condition  that all roommates should be aware of for in case of emergency?

    My sister had roommates and one girl worked nights and she would bring a co-worker over for coffee after work. She would sleep during the day when they were at work or school. She would be gone when they got back to the unit.  The kitchen would be a mess, and she used their food to fed herself and the company.

    This person did not last long and they had to find another person to take her place. In the meantime when rent was due, they had to split the cost between two and not three people.  Could you afford to pay more than your share for a couple of months in case one person moved out?

    Cleaning up the unit, buying groceries, taking out the trash, phones, utilities charges, etc.

    DON'T WAIT UNTIL IT HAPPENS, TALK ABOUT EVERYTHING BEFORE IT HAPPENS.
